As we close out the third quarter of 2024, the Gunnison real estate market has seen some notable changes. Single-family homes have experienced a 3% decrease in sold listings, with total volume also down by 2%. Condos and townhomes have been hit harder, with sold listings down by 86% and total volume down by 8%. Land sales have seen the steepest decline, with a 100% drop in sold listings and a 318% decrease in total volume.
Despite these shifts, the Sold Price Per Square Foot (SQFT) continues to rise, up 9% for single-family homes and 19% for condos and townhomes. Inventory levels have also increased, with months of supply for single-family homes rising from 5.7 in 2023 to 7.2 in 2024, and condos/townhomes from 2.6 in 2023 to 4.2 in 2024.
