Market Conditions

January in Gunnison started quietly, with fewer new listings and sales compared to last year, which makes the month look softer at first glance. For single-family, prices and sales were down, but inventory held steady, and days on market remained fairly consistent. These trends reflect limited activity rather than a shift in demand, and well-priced homes are still finding buyers.

Condos and townhomes showed a mixed picture. Fewer new listings came on, yet sales held steady and homes sold much closer to list price than last year. Inventory and months of supply both increased, giving buyers more options while still supporting solid results for sellers who price appropriately. Overall, January reflects a smaller, steadier Gunnison market that moves at its own pace rather than following dramatic swings.

Performances run from February 26th to 28th and from March 5th to 7th at the Gunnison Arts Center Blue Box Theater, with evening shows and Saturday matinees.
