Market Conditions

January opened the year with more inventory and stronger listing activity, creating a more balanced market. Single-family saw a jump in new listings and supply, while sales slowed and days on market increased. Buyers have more choices, yet well-priced homes are still selling close to the list price.

Condos and townhomes showed a similar pattern. New listings rose sharply while sales softened, and days on market increased. Average sales price remained up, even as buyers are more selective. Overall, January reflects a market that is normalizing with opportunity for both buyers and sellers.
