Market Conditions
March brought increased activity in the Gunnison single-family market. New listings rose slightly compared to last year, while sales also increased, showing steady buyer demand heading into spring. The average sales price moved up modestly, though year-to-date pricing is still below last year’s levels. Homes took longer to sell on average, and inventory increased noticeably, pushing months of supply higher and giving buyers more options than they had earlier in the year.
The condo and townhome segment saw a slower month overall. New listings increased slightly compared to last March, but sales dropped, with just one property closing during the month. With limited transactions, monthly price swings can appear more dramatic. Days on market increased, and inventory grew slightly, suggesting buyers may be taking more time and negotiating more carefully in this segment.

Gunnison Trails Update
Seasonal closures are in effect this spring. Signal Peak limits mechanized and motorized use, with full Sage grouse protections in place until May 15th. Hartman Rocks remains open, but trails south of Powerline Road are closed to motorized and mountain bike use through May 15th.
