The year end 2025 market reflects a steady and selective real estate environment in Crested Butte and Mt. Crested Butte. Single family homes held strong, with the same number of sales as last year but higher prices, faster sales, and increased price per square foot. Buyers continue to prioritize well-located, well-maintained homes and are willing to pay for quality.

Condo and townhome sales slowed, with fewer transactions and longer days on market. Even so, average prices and price per square foot increased, showing that well priced units are still performing. This segment remains a popular entry point for buyers, though pricing and condition matter more than ever.

Land was the most active category this year. Sales, prices, and total volume rose significantly, while longer days on market point to buyers taking a more thoughtful approach. This suggests continued interest in building, paired with careful decision making.

We only saw small shifts in inventory. Single family supply in Crested Butte increased to 9.5 months, up from 8.7 in 2024, while Mt. Crested Butte decreased to 7.4 months from 8.2. Condo and townhome inventory stayed nearly flat in Crested Butte at 5.1 months versus 5.2 in 2024, while Mt. Crested Butte declined to 9.6 months from 10.5. Overall, inventory levels remain relatively stable across both markets.

Overall, the market remains healthy and balanced. Crested Butte continues to attract serious buyers, with clear opportunities depending on property type and location.
