Is Crested Butte a Good Real Estate Investment in 2026? A Local Realtor’s Perspective

I’ve been getting this question a lot lately from buyers: Is Crested Butte still a good place to invest in real estate in 2026?

And honestly, I think the answer depends on what kind of investment you’re looking for.

If you’re hoping for a quick flip or short-term speculation, Crested Butte may not feel like the easiest market right now. But if you’re thinking long-term, both financially and lifestyle-wise, many buyers still see strong value in owning property in Crested Butte.

Lifestyle Still Drives Demand

Inventory Still Remains Relatively Limited

Compared to larger resort markets, Crested Butte still has relatively limited inventory, especially in highly desirable areas like downtown, Skyland, and parts of Mt. Crested Butte.

Over the past 12 months, the average sold price in the Town of Crested Butte was approximately $3,442,264, while properties in Mt. Crested Butte averaged around $2,320,036. While pricing varies significantly depending on property type, location, views, and rental potential, these numbers reflect the continued demand for real estate throughout the Crested Butte area.

Second-Home Demand Is Still Strong

A large portion of buyers in Crested Butte are purchasing second homes rather than primary residences.

A lot of my clients are looking for:

  • A mountain getaway
  • A property they can hold long-term
  • A place for future retirement
  • A home their family can grow into over time

That kind of buyer tends to think differently than someone purchasing purely for short-term investment returns.

Rental Potential Still Matters

For many buyers, rental income is part of the equation, especially for second homes.

Properties in certain areas of Mt. Crested Butte can still perform well as short-term rentals during ski season and peak summer months, although regulations and HOA restrictions vary significantly by property and location.

I always recommend buyers evaluate rental potential carefully and not assume every property will work the same way.

One thing that continues to set Crested Butte apart is that people don’t just buy here for investment purposes alone. They buy here because they genuinely want to spend time here.

Buyers are drawn to:

  • Skiing and mountain access
  • Summer trails and wildflowers
  • A slower pace of life
  • The small-town atmosphere
  • Limited large-scale development

Even as the national housing market has cooled compared to the last few years, lifestyle-driven mountain markets like Crested Butte continue to attract second-home buyers and long-term owners.

What Buyers Should Consider Before Investing

Before purchasing investment property in Crested Butte, I usually encourage buyers to think about:

  • How often they’ll personally use the property
  • Whether rental income is important
  • HOA restrictions and management costs
  • Long-term ownership goals
  • Maintenance and seasonal considerations

Crested Butte is a unique market, and the properties that make the best investments often depend on the buyer’s lifestyle as much as the numbers.
