Market Conditions
November’s numbers show some short-term swings, but the year-to-date data gives a clearer picture of overall stability. Single-family activity for the month was quiet, yet year-to-date listings, sales, and prices are all higher than last year. Even with November’s dip in monthly sales and price, the broader trend still points to steady demand and a market that is adjusting at a healthy pace rather than cooling. More inventory is slowly building, which gives buyers breathing room, but sellers who price with the market are still landing strong results.
Condos and townhomes show a similar dynamic. November had fewer new listings, but more closed sales, and pricing jumped for the month. Year to date, prices remain up while total sales have softened, which reflects tighter inventory and more selective buyers. Even so, properties that are well presented and priced correctly continue to attract attention. Overall, the year-to-date figures matter most here they show a market that remains resilient with values supported by limited supply and strong long-term interest in the area.
