Market Conditions

November brought a mixed snapshot for Gunnison, but the year-to-date numbers show a market that remains active and resilient. Single-family activity for the month was modest, with stable sales and more new listings, while prices dipped slightly. Year to date, though, both listings and sales are up, and homes are taking a bit longer to sell, which often reflects growing inventory rather than fading demand. Buyers have more options than they did last year, and sellers who price realistically are still moving properties at strong values.

Condos and townhomes had a small bump in November activity with more closed sales and a small rise in inventory. Monthly prices were down, but the year-to-date picture offers better context. New listings and sales are both higher than last year, and properties continue to sell very close to asking. Even with slight price adjustments, the condo market shows healthy buyer engagement and steady demand.

Overall, Gunnison is experiencing a balanced market with gradual growth, more choice for buyers, and stable values supported by consistent activity throughout the year.
