

Single-family homes held steady this quarter. Prices are a little higher, but homes are taking longer to sell. With 6.7 months of supply compared to 6.9 last year, the market feels pretty balanced. Buyers are being more thoughtful, and sellers may need to wait a bit longer for the right offer.
Condos and townhomes had a busier quarter. More buyers are looking at these, often because they’re easier to own and come at a lower price point than single-family homes. Even though the average price came down, the price per square foot went up, which shows buyers are willing to pay more for updated or well-located units. With only 2.7 months of supply compared to 4.4 last year, there’s less to choose from, which makes this part of the market more competitive.
Land sales stayed steady. Prices didn’t move much, but parcels are taking longer to sell. This tells us buyers are being cautious about building, likely weighing costs and timing before moving forward.
