Market Conditions

December activity showed some typical month to month swings, but the year to date numbers give a more accurate view of where the market stands. Single family homes had more new listings in December, while closed sales and prices dipped for the month. Even so, homes sold faster, and year to date pricing finished the year higher, with total sales holding steady. Inventory continued to build, giving buyers more options while sellers who price with the market are still seeing strong outcomes.

Condos and townhomes also saw an uptick in new listings and prices for the month, alongside fewer closings and longer days on market. Over the full year, prices rose while total sales eased, reflecting more selective buyers and limited supply.
