Market Conditions

February activity reflects a slower pace for single-family homes compared to last year. New listings and closed sales declined both for the month and year to date, while inventory and months of supply increased. Despite fewer sales, prices remain resilient, with average sales prices higher year to date and homes selling more quickly than in February last year, showing that well-priced homes are still moving.

Condos and townhomes tell a different story. New listings and closed sales increased notably in February and year to date, giving buyers more choices. While average prices dipped compared to last year, days on market improved for the month, suggesting continued demand at adjusted price points. Overall inventory has grown, helping create a more balanced and competitive condo/townhome market.
