Market Conditions

February activity showed some noticeable shifts, though small sample sizes can exaggerate monthly changes. Single-family homes saw a jump in new listings and sales compared to last year, while average prices went down. Homes are selling faster overall, even as inventory and months of supply increased, giving buyers more options and a bit more leverage.

Condos and townhomes were quieter in February, with no closed sales for the month. Year to date, both sales and pricing are down compared to last year, while inventory has risen significantly. That increase in available units and supply points to a more competitive environment, especially for sellers, and highlights the importance of pricing and positioning well.
