October in Gunnison

October is a beautiful time in Gunnison, with golden colors around the valley and plenty happening before winter settles in. From local traditions and community gatherings to art, food, and getting outside, there are lots of ways to enjoy the season and spend some time around town.

October Happenings:

October 2nd, Oktoberfest at Gunnison Bank and Trust from 3:30 - 6:30. Celebrate the off-season with Oktoberfest food, polka music, local beer, and family-friendly fun in downtown Gunnison.
October 2nd, Movie Night! I Dream in Another Language at Gunnison Library at 6:00
October 2nd, The Goonies at I Bar Ranch at 6:00. Enjoy live music, 80s and 90s favorites, food trucks, and a fun night supporting Western Colorado University’s track and cross country programs.
October 2nd, First Friday Art Walk at Downtown Gunnison from 5:00 - 8:00
October 3rd and 17th, Hartman Rocks Guided Hike from 9:00 - 12:00. Explore Gunnison’s backyard on a moderate, fact-filled hike covering local flora, fauna, geology, water, and the natural landscape.
October 3rd, 10th, and 17th, Gunnison Farmers Market at Downtown Gunnison from 9:30 - 1:00. Enjoy the last three Farmers Markets of the season with local flavors, live music, and plenty of familiar faces in the community.
October 8th, Vision Train Art Jam at Gunnison Arts Center from 5:00 - 8:00. Get creative and connect with the community at this free, all-ages art jam held every second Thursday through December.
October 10th, Spooky Lanterns and Clay for Brunch at Gunnison Arts Center from 10:00 - 12:30
October 16th - 25th, Gunnison Restaurant Week. Eat your way around Gunnison, check in at participating local food spots, and enter for a chance to win custom Romp Skis and other prizes.
October 22nd, Live Fully: Corky Pumpkins at Buckel Family Wine from 5:30 - 7:30
October 30th, Rocky Horror Picture Show at Gunnison Arts Center at 7:00. Do the Time Warp with a casual screening, costumes, audience participation, callbacks, and plenty of Halloween fun.

Market Conditions

The Gunnison market saw a quieter September for closed sales, while more single-family homes came onto the market, and overall inventory remains a little higher than last year. Home prices have held relatively steady year to date, and sellers are still receiving close to their asking prices. With homes taking a bit longer to sell, buyers have more time and choices to consider.

The condo and townhome market also saw more inventory and an increase in sales this September, although activity remains slower overall compared with last year. Properties are taking longer to sell, and prices are lower year to date. Overall, buyers have more options and time to make decisions, while sellers may need to be patient and realistic about pricing.

As always, one month of activity can sometimes look extreme because the number of sales is relatively small, so we look at the year-to-date trends as well for a better picture of the market.
