Market Conditions
March brought mixed signals to the Crested Butte real estate market, with modest sales activity and shifting inventory levels. For single-family homes, new listings dipped slightly this month compared to last year, while sales increased. The average sales price rose significantly, though this jump is likely influenced by the small number of transactions. Inventory and months of supply also increased, and homes took longer to sell on average, suggesting buyers have a bit more time and selection than they did a year ago.
Condos and townhomes showed a somewhat different trend. New listings dipped slightly from last March, while sales increased both for the month and year to date. Average sales price saw a moderate increase in March, though year-to-date prices are slightly lower than last year. At the same time, inventory and months of supply rose, while days on market dropped significantly for the month, indicating well-priced properties are still moving quickly.

Closing Weekend Celebration
Closing weekend is always a fun way to wrap up the ski season with live music, après, and the final Ski Town Breakdown at the base. However, it looks like the traditional pond skim won't be happening this year due to lighter snow. CBMR wraps up the season on April 5th. Check out the full event lineup here.
