Market Conditions

July 2026 in Gunnison - Market Conditions
June was a fairly balanced month for Gunnison's single-family home market. The number of new listings remained steady compared to last year, while sales activity for the year is slightly ahead of 2025. Average sales prices have softened compared to last year, which reflects more activity in mid-range price points. Buyers also have more homes to choose from than they did a year ago, creating a healthier and more competitive market overall.

The condo and townhome market told a different story. New listings have remained limited this year, and sales activity has slowed compared to 2025. At the same time, inventory has grown considerably, giving buyers far more options and more time to make decisions. Average sales prices have also moved lower, creating opportunities for buyers who may have been priced out of the market over the past few years.

Gunnison Cattlemen’s Days

Taking place July 2nd through July 11th at the Gunnison County Fairgrounds, this longtime community tradition celebrates the valley's ranching heritage with several days of family-friendly events. Highlights include the 4-hour Horse Show, the Ranch Rodeo featuring real working ranch skills, the Open Horse Show, and nightly carnival fun at the fairgrounds. More details HERE.
