A Strong Year for Luxury Real Estate in Crested Butte

Crested Butte’s luxury real estate market is showing meaningful strength in 2026, with more luxury properties selling, higher overall sales volume and continued demand for high-end homes across Crested Butte and Mt. Crested Butte.

So far this year, 18 luxury properties have sold, compared with 12 during the same period in 2025. That is a 50% increase in the number of sales.

Total sales volume has also climbed significantly, reaching approximately $83.8 million, compared with $54.1 million in 2025. That represents a 54.87% increase and reflects the continued importance of the luxury segment within the Crested Butte and Gunnison Valley real estate market.

A Stronger Pace of Sales

The increase in completed transactions is one of the clearest signs of activity in the luxury market. Eighteen sales so far in 2026 compared with 12 last year means more high-end properties are successfully making it from listing to closing.

The average luxury sales price has increased as well, rising from $4.51 million in 2025 to $4.66 million in 2026, a 3.25% increase.

Sold price per square foot is also up 4.69%, increasing from $1,229 to $1,287. Together, these numbers point to continued strength in luxury property values throughout Crested Butte and Mt. Crested Butte.

Plenty of Luxury Inventory to Choose From

There are currently 43 active luxury listings in the Crested Butte area, giving buyers a range of properties to explore across different locations, price points and amenities.

At the same time, luxury properties are taking longer to sell. Average days on market have increased from 121 days to 190 days, showing that buyers are taking more time to evaluate their options.

What We're Seeing

The 2026 numbers point to an active but more selective luxury market. Sales and total volume are up, values remain strong, and buyers have more inventory to consider.

Despite the longer market time, luxury properties are selling at an average of 96% of their list price, indicating that well-positioned properties can still achieve strong results.

For sellers, strategic pricing and strong presentation continue to matter. For buyers, the current market offers more time and opportunity to find the right Crested Butte property.
