The Gunnison market is off to a mixed start in 2025. In the single-family category, sold listings were down 7% compared to the first quarter of last year. The average sales price dropped 21%, and the sold price per square foot fell by 26%. Homes are sitting slightly longer on the market, and the months supply of inventory continues to grow from 2.6 to 4.4, giving buyers more options.
Condos and townhomes saw increased activity, with sales up 58% and total volume climbing 63%. The average price rose by 10%, while the sold price per square foot dipped slightly. Days on market increased, and months supply of inventory grew from 1.7 to 2.4.
Land listings experienced a 25% increase in sales. While average price and list-to-sale ratios declined, the months supply of inventory continue to build.
