Market Conditions

November in Crested Butte 2026 - Market Report

The single-family market continues to show more sales activity, with more homes sold so far this year and average prices holding slightly above 2025 levels. October's average sale price was noticeably lower than last year, but the year-to-date trend tells a different story, so one month's results shouldn't signal declining values. Homes are also taking longer to sell, and buyers are negotiating a little more, while inventory remains fairly steady.

The condo and townhome market continues to show strong pricing, with average sale prices up both for October and year-to-date. More properties are entering the market, giving buyers a wider selection and creating more competition among sellers. At the same time, year-to-date sales are slightly ahead of last year, and sellers are still receiving about the same percentage of their asking price. Well-priced properties continue to attract buyers, even as the market offers more choices.
