Market Conditions

November in Gunnison 2026 - Market Report
Gunnison’s single-family market saw more homes sell in October compared with the same month last year, but year-to-date sales are still running slightly behind 2025. Average sale prices are also a little lower overall, while sellers are receiving about the same percentage of their asking price. October's sharp price change is largely influenced by the small number of sales, so the year-to-date figures provide a better picture of the market. Homes are taking longer to sell, and inventory remains relatively steady, giving buyers options while sellers need to be realistic with pricing and timing.

The condo and townhome market is seeing slower activity overall, with fewer sales and slightly lower average prices year to date. Properties are also taking longer to sell, and sellers are receiving a little less of their asking price than last year. Available inventory has increased, giving buyers more options, although the number of new listings and closed sales has been lower so far this year. Buyers have more room to compare properties, while sellers need to focus on competitive pricing and standing out in the market.
