Market Conditions

April in Gunnison showed a more balanced market, with more inventory and slower sales, alongside some price growth.

For single-family homes, sales increased compared to last year despite a slight dip in new listings for the month. Prices rose notably in April, though year-to-date pricing is still down, showing some variability. Homes are taking longer to sell, and both inventory and months of supply are up, giving buyers more negotiating power. 

Condos and townhomes saw more new listings in April but fewer sales, with a clearer slowdown when looking at the year-to-date numbers. While prices increased for the month, they remain down overall compared to last year. Homes are also taking longer to sell, and inventory continues to build. Year to date, both new listings and sales are below last year, signaling a softer market with more leverage for buyers.
