Market Conditions

September in CB - market conditions - 2026

The single-family market saw a noticeable jump in sales this August, with more than twice as many homes selling compared to last year. Buyers have more options to choose from, with inventory and months of supply both up, and homes are taking a little longer to sell year-to-date. While the average sale price dipped this month, home values remain strong year to date, up 7% from last year. Overall, the market is giving buyers more time and choices while homes that are priced competitively continue to see solid demand.

The condo and townhome market also saw increased activity this August, with both new listings and sales up from last year. Buyers have more properties to choose from, as inventory and months of supply have grown, but demand remains healthy with sales up 36%. Prices are also continuing to move higher, with the average sale price up 8% this August and 11% year to date. Overall, the market is becoming more balanced, offering buyers more choices while properties that are priced competitively continue to attract attention.

Mt. Crested Butte Chili & Beer Festival

On Saturday, September 12th, from 11:30 to 4:30, head to CBMR Base Area for one of my favorite fall traditions. Enjoy dozens of chili varieties, craft beer, cider and seltzer tastings, live music, mountain views, and plenty of community fun. It’s a great way to spend a September afternoon, sample something new, catch some live music, and enjoy the start of fall with friends and neighbors.
