Market Conditions

For single-family homes, new listings were down compared to last year, but sales increased, and homes sold much faster on average. While the average sales price declined from last year, sellers received a higher percentage of their asking price. Inventory and months of supply continued to rise, giving buyers more options, though year-to-date sales activity remains ahead of 2025.
Condos and townhomes saw a boost in both new listings and sales during May, but prices were lower than a year ago, and homes took longer to sell. Inventory increased significantly, with both available units and months of supply rising. Year-to-date activity remains below last year, with fewer listings, fewer sales, and lower pricing, pointing to a softer market and increased opportunities for buyers.
Gunnison River Festival
The Gunnison River Festival returns June 12th and 13th with a weekend dedicated to celebrating the rivers that shape the Gunnison Valley. The festivities begin Friday with the Taylor Downriver Race, followed by Saturday events at the Gunnison Whitewater Park featuring recreation, arts, education, and community activities centered around our local waterways.
