Single-family homes in Gunnison had a steady second quarter, with the same number of homes selling as last year. Average prices softened slightly, while buyers had more inventory to choose from and a bit more time to make decisions. Overall, the market feels more balanced than it has in recent years, creating opportunities for both buyers and sellers.
The condo and townhome market slowed this quarter, with fewer sales and lower overall volume compared to last year. At the same time, inventory increased significantly, giving buyers more choices and less pressure to act quickly. While pricing was relatively stable overall, today's buyers are proving to be more selective than they were a year ago.
Land sales held steady, but pricing and total volume declined compared to last year. One bright spot was that land sold much faster this quarter, suggesting motivated buyers are still active and willing to move quickly when the right property comes along.
